Applications are open now for six newly built homes in Salem for low and moderate income buyers.

Three of the residences, called The Willis, will be for low income buyers, with eligibility determined by household size and income. Maximum income limits are $46,250 for a three-person household; $51,350 for four people; $55,500 for five people and $59,600 for six people.

The other homes, known as The Goslin, will be moderate income for people who earn up to $74,000 in a three-person household; $82,160 with four people; $88,800 for five people and $95,360 for six people.

The minimum income for The Willis units is $45,012 and for The Goslin it’s $61,477.

The homes are selling for $92,962 and $129,540 and require minimum down payments of $4,648 and $6,477. The estimated monthly costs for the homes are $1,125 and $1,537.

Visit lindensthomes.com or njhrc.gov to apply. Applications are open from September 1 until Oct. 31. A lottery will be held November 3 and occupancy is expected in April 2026.

The 2,025 square foot homes have three bedrooms, two full and one half bathroom, fully equipped and modern kitchens, a one-car garage, driveway parking, central HVAC systems and private backyards.

The homes are being built on lots where abandoned homes stood that were owned by the city. They were conveyed to Restrepo & Associates, the lead developer on the project, a representative for the developer said.

“This investment is poised to generate interest in this delightful town, which offers an excellent environment and a lot of potential,” said John E. Restrepo, president of Restrepo & Associates.

The project also aims to increase homeownership in a city with high rents.

“The Linden Street Homes project reflects exactly the kind of thoughtful, forward-looking investment our community needs,” said Salem Mayor Dr. Jody Veler. “By creating high-quality, attainable homes, we are not only giving families the opportunity to put down roots in Salem, but we are also strengthening our neighborhoods and laying the groundwork for long-term growth.”

The average rent in Salem is $1,448, according to Apartments.com.
